RICHMOND — Homebuyers in Virginia found more options and increased market activity last month, according to the September 2025 Virginia Home Sales Report released by Virginia REALTORS.
Virginia REALTORS is the largest trade association in Virginia, representing nearly 34,000 Realtors.
The commonwealth saw 8,783 homes sold last month, 8.9% higher than September 2024. Pending sales were up for the seventh month in a row. In total, there were 8,662 pending sales across Virginia in September, 6.7% more than the prior year, the trade association said.
At the end of September, there were 24,759 active listings on the market across Virginia — nearly 5,000 more listings than last year, more than a 25% jump in inventory levels, it added.
Mortgage rates have continued inching down to the low 6% range.
“Slightly lower mortgage rates have encouraged more rate-sensitive buyers to enter the market, while higher inventory is giving more options for those looking to purchase,” says Virginia REALTORS 2025 President Lorraine Arora.
Despite inventory gains, Virginia REALTORS noted the statewide median sales price continued climbing last month. In September, the median price was $420,000, reflecting a modest increase of $800 over September 2024, while total sold volume rose to $4.7 billion — a 13% increase. More than four out of five local markets in Virginia saw an increase in the median sales price last month.
Homes took almost three weeks to sell in Virginia in September, it added. The median days on market was 20 days across the state, increasing from 14 days last September. Homes are staying on the market for longer, but the days on market is still relatively low.
“September’s increase in home sales and rising inventory reflect a resilient housing market,” says Virginia REALTORS Chief Economist Ryan Price. “While broader economic uncertainty and labor market pressures remain factors to watch, the data shows that buyers are actively engaging and the market continues to move forward.”
