Where we live: Kingsmill development is all about the view

Kingsmill’s latest offering is Burwell’s Bluff, a 30-home neighborhood that is the last waterfront single-family development to be built in Kingsmill.

“This is a very special place,” said Kingsmill real estate agent Braden Bowles.

So what makes it so unique?

The 30 homes are all custom built and offer a view of the James River, Moody’s Pond and the River Course — the golf course that currently hosts the LPGA’s Kingsmill Open. It is also the only golf-cart subdivision in Kingsmill.

“You can take your golf cart over to the River Pool or the resort, and some people are having golf-cart garages built,” said Kingsmill realtor Lauren Rogers.

“There are more than 2,000 residences here, and this is the only neighborhood where you aren’t just getting a home, but you’re also gaining a whole new lifestyle,” added Bowles. “You’re looking at the pond, you’re looking at the golf course, the river, and you can see the resort from here, but it’s not in your face.”

Compared to other homes in Kingsmill, which are a mix of mostly traditional and contemporary, homes in Burwell’s Bluff are built with a more cottage-like feel.

There are two options to choose from, the Heron, which is a slightly smaller model ranging between 2,850  to 2,950 square feet, and the Osprey, which ranges between 3,300 to 3,400 square feet.

Both models feature a first- and second-floor master bedroom with ensuite and walk-out decks, and all of the bedrooms boast their own bathrooms. Standard features include hardwood flooring throughout, double-sided gas fireplaces, top-of-the line appliances, a gourmet kitchen with a farmhouse sink and an island with bar seating, as well as Pella windows, a security system and a two-car garage just to name a few.

Like all custom built homes, there are many upgrade options.

The homes with standard features start at $1.149 million.

“For new construction in a location like this, on the water, with a complete resort lifestyle, that is a great price,” said Rogers.
