Where We Live: A waterfront home that doesn’t require flood insurance

VIRGINIA BEACH — Global warming, hurricanes, flooding and sea level rise: All things residents of a coastal city like Virginia Beach need to be concerned about.

However, some areas are a little higher and a little drier than others, including a home located on Quail Pointe Cove, which although it sits nearly 29 feet above sea level, it still has easy and direct access to the waterways that make Virginia Beach so unique.

“The key feature on this particular property is its elevation above the water … its little finger of Linkhorn Bay,” said Jeremy Caleb Johnson, the listing agent with Long and Foster, Realtors. “The property sits some 28.7 feet above the water, making it quite special for Virginia Beach.”

Even though the home is well above sea level the back of the property is actually on the water.

“Another nice feature about the property is the deep water canal it is on features a protected cove for watercraft, and it has access from Linkhorn Bay into Broad Bay and then Lynnhaven Inlet and the Chesapeake Bay,” said Johnson, adding that the canal is dredged, making it deep enough for larger boats to navigate, sometimes even at low tide.

From the property’s boat dock it’s easy to fish or to drop a crab trap into the water, and for those who love water sports, they can be found just a minute or two away.

It’s predicted that sea level will impact a number of areas in Virginia Beach and other areas of Hampton Roads. Hurricanes and tropical storms — and the storm surges they create — are becoming more and more of a threat to area homes.

Despite that, Johnson believes the Quail Pointe Cove home is safe from those dangers.

“With a 28-plus-foot elevation, this property will likely never require flood insurance for the owner,” he said. “And it will surely survive any incremental rise in sea level.”
