
Developers are aiming for a spring opening of the first residential components of a large mixed-use development in the City of Williamsburg.
Officials with Riverside and Bonaventure Realty Group said the first units of the Aura at Quarterpath, located near Riverside Doctors Hospital, would be available beginning in June.
The planned 227-unit development is the focal residential section of the Quarterpath at Williamsburg mixed-use development. Bonaventure is handling the construction of Aura at Quarterpath.
Tracey Dowling, a system director for real estate and business development at Riverside, said this winter’s abnormally heavy snowfall had delayed a few construction days, but had not slowed the overall progress of the project.
Inga Beerman, assistant development manager at Bonaventure, said 40 units in the development would be ready for occupation in June, with pre-leasing on the units beginning April 1.
Beerman said the initially available units would include one-, two- and three-bedroom floorplans. Bonaventure has not yet set rental rates for the units, but Beerman said prices could range from $1,175 per month for one-bedroom units to $1,670 for three-bedroom units.
Riverside’s ultimate plan is to develop the 380-acre site into a mixed-use development consisting of medical, office, retail space, and more than 1,300 single-family homes, condominiums, apartment units and townhomes.
About 360 acres of the site is located in the City of Williamsburg, while roughly 20 acres are in James City County along Route 60.
Some of the townhomes are being developed by Newport News-based HHHunt Homes. Bill Kiniry, a partner with the consulting firm Willowwood Partners, said three model townhomes were currently ready for showings, and another two would be available next week. He did not provide a timeline for when the townhomes will be available for occupation.
Dowling said Riverside, which owns the majority of land at the development site, was in active talks with local and regional firms interested in moving into Quarterpath at Williamsburg, including at least one restaurant.
With the first residential units coming soon, Dowling said the commercial aspects of the development would get more attention.
“Our main focus over the last few years has been the residential part to help attract the business end,” she said.
The current plan projects a high-density core of Aura at Quarterpath’s luxury apartments, surrounded by townhomes and single-family homes, followed by commercial space. Dowling said Riverside Doctors’ Hospital would be a cornerstone of the development.
The development’s infrastructure work is largely complete. Williamsburg accepted the development’s two main thoroughfares — Battery Boulevard and Redoubt Road — into the city’s road system at its meeting in March.
Kiniry said individual parcels would be connected to utilities as they were sold to developing parties.
