A developer is looking to sell a 1.37-acre parcel of land along Richmond Road near Yankee Candle.

The plot is situated at 2800 Richmond Road, in front of the Yankee Candle and Carrabba’s Italian Grill, and near the city limits.

Property records indicate the parcel is currently owned by Florida-based company Maple & Main Redevelopment LLC, and its most recent assessed value was $917,000.

A release from Cushman & Wakefield Thalhimer listed the sale price for the property as $1,020,000.

Calls to the broker were not immediately returned.

The property is zoned B-2 Corridor Business District, which is the standard zoning designation for properties along Richmond Road, City Planning Director Reed Nester said.

That zone allows for several kinds of businesses, including banks, convenience stores, hotels, offices, restaurants and retail sales establishments.

The parcel could be used for other purposes through a special use permit, including multi-family dwellings, micro-breweries and micro-distilleries. An SUP would have to be approved by and the City of Williamsburg’s Planning Commission.

With its proximity to Richmond Road and access to parking — originally constructed with Yankee Candle — Nester said the parcel would be a suitable location for restaurants or retail.

Nester also said the parcel’s relatively small size made certain uses — like motor vehicle sales and service with a SUP — impractical.

He added, however, the city had no preference for the ultimate use of the parcel.
