Residential Sales Strong as Nelson’s Grant Work Continues

Construction continues at York County’s Nelson’s Grant, with 37 of the 41 residential units in the first phase of construction already sold.

The mixed-use development has been under construction for more than a year at its location along George Washington Memorial Highway (Route 17) near the Patriot Crossing Shopping Center at the intersection of Route 17 and Fort Eustis Boulevard.

The mixed-use development will feature 109 residential units — a combination of townhouses and condos — when work is done in about two years, Developer Steve Miller said. The development will also include a Subway, a Great Clips, a Body and Sol Tanning and a Three Amigos Restaurant.

Construction on the Three Amigos space is about to begin. Work is also wrapping up on the road system in the second phase of construction, where 27 lots will be converted into townhouses. Miller said he has received 15 down payments reserving lots in the second phase.

“It’s a challenging project because there’s so many types of houses we’re building, but I think that’s what people like about it — it’s not the typical cookie cutter neighborhood where you choose between two or three home plans,” Miller said. “We offer 18 plans at different price ranges, and I think that’s why we’ve been successful as we’ve been.”

Homes in the nearly sold out first phase cost $275,000 to $305,000. Miller said a mix of families, singles, retired couples “and everyone in between” has moved into Nelson’s Grant.

“It’s designed to be attractive to a lot of different types of home buyers,” he said.

The development features several styles of housing. Along with townhouses, there are condominiums, duplexes and lofted housing above commercial space. A map of the development is available here.

The York County Board of Supervisors approved Nelson’s Grant in April 2010. The approval was the first granted to a mixed-use development in York County, though several others have been approved since then, including the nearby Yorktown Crescent and Commonwealth Green, located near Kiln Creek.
