
A similar development to High Street in Williamsburg may be soon coming to Toano with a recent property sale in the Stonehouse area.
Vince Campana, of Campana Waltz Commercial Real Estate LLC, said his company recently sold a 22-acre piece of property called “Moss Creek Commerce Centre” at 9686 and 9690 Old Stage Road, at the corner of Fieldstone Parkway.
The property had been listed for sale for almost three years before a sale closed Sept. 5 to Newport News-based G&E Land Holdings, LLC.
A sales flyer for the property listed a reduced price of $1.25 million; the property sold for $850,000, according to James City County’s Real Estate Assessments Division.
Campana said he anticipates the project to be completed as a less urban version of New Town or High Street, with a more rural — or country — atmosphere to fit the surrounding area in Toano.
Initial site work has been done on the property, which will accommodate a number of potential businesses listed on the sales flyer: a bank, gas station or convenience store, miniature storage facility, office space, a retail center, pharmacy and warehouse, Campana said.
The property’s former owner, Toano Business Center LLC, submitted a plan for development with architectural drawings of Moss Creek Commerce Centre to the county along with a request to rezone the property from agriculture to mixed use — to allow this development — in 2005. The plan was approved by the Board of Supervisors at a 2006 meeting.
The purchaser did not return calls for comment. A timeline regarding the groundbreaking and development plans is unclear at this time.
