The developer of the Marquis at Williamsburg shopping center has sold 13.9 acres of land to the area’s newest club retailer.
York County Economic Development Director Jim Noel announced the land sale for a 136,500-square-foot Sam’s Club in Upper York County in a news release Thursday but would not disclose the sale price.
Sam’s Club, which announced it would open a store in the Marquis one year ago, is expected to be open sometime in 2016 and will include a fuel center.
The York County Board of Supervisors granted a three-year extension to the special-use permit for the gas station in January after Manager of the Marquis Williamsburg RE Holding LLC Patrick S. Todd said he needed more time “in order to provide flexibility with respect to the timing of construction of the gasoline sales component of the Marquis project.”
Supervisors also approved a bond for up to $5 million for additional infrastructure in the Sam’s Club space in October.
Todd Interests, which owns most of the land in the Marquis, sold several buildings currently on site — including Best Buy, Dick’s Sporting Goods and JCPenney — to private investors in the last few years.
Noel said several pad sites are available in the retail area for restaurants and small retail development, as well as acreage for larger retailers.
“Sam’s [Club] is a great draw and has a lot of traffic, and that’s going to make the project much more attractive to other retailers and restaurants,” Noel said.
The store will be located near JCPenney, who announced in January it would be closing April 4 along with its Manassas location.

“I really take [the store’s closing] to be more of a statement of JCPenney than I do of the Marquis,” Noel said at the York County Board of Supervisors’ annual retreat Jan. 30.
He said the economic development office has “exciting ideas” about how to fill the store. “I think we’re going to see some good things come out of it.”
Along with Sam’s Club, Todd Interests plans to bring a 100-room hotel and a 650-unit residential component to the south pod of the Marquis.
There is no timeline for construction of the hotel and residences, but Todd Interests will be completing infrastructure work this spring and summer to initiate development on the south pod, Noel said.
