Retirement community planned near Ford’s Colony

Ford’s Colony might get a new neighbor.

Frye Development, LLC submitted a conceptual master plan for a new retirement community to the Development Review Committee for review, according to the April 22 memorandum.

The plan is tentatively called Ford’s Bluff — it’s on approximately 180 acres in James City County near Ford’s Colony.

“The current, updated conceptual master plan now proposed by Frye envisions no more than 215 independent living homes in a mix of unit types,” the document cited, referring to a PowerPoint with different home styles and features. “The updated conceptual master plan also proposes one community building, clubhouse with pool, and one Continuing Care Retirement Community (CCRC) facility.”

But the April meeting did not happen.

“We were placed on the agenda for April, however, due to the pandemic, the Development Roundtable and Development Review Committed meetings were pushed into May,” Rock Bell, vice president of development for Frye Properties, wrote in an email, adding they submitted their application for the first time in March of this year.

He described the new community as “walkable and “golf cart friendly”with a pedestrian paths, a clubhouse and pool, fine dining options, gathering areas such as firepits and other amenities.

“Homes will be alley loaded, where possible, so services remain in the rear of the house and cars are kept off the streetscape,” he wrote. “Homes will be for-sale, with the possibility of a limited number for rent.”

If approved, a majority of the community’s homes would be completed by 2025.

“A lot of that depends on any delay that the current virus pandemic causes, as that has affected meeting schedules, and performance of much of our due diligence, but we could conceivably begin sitework sometime in 2021,” Bell wrote in an email. “We envision the project being completed in 3 phases, with the start of each succeeding phase dependent upon sales in the prior phase.”

Ford’s Bluff is in the early stages of development at this time. In fact, the property has not been purchased yet but Frye Properties are under contract with the owner, Bell noted.
