Construction on Marquis Hills housing development underway

A new housing development is closer to fruition in York County.

Phases one and two of the housing development near the Marquis Center are underway after York County approved the development’s phase one subdivision plat June 19, said Mary Higgins, the county’s senior planner. Previously, the housing development had been Marquis Estates but will now be Marquis Hills.

The development plan for phase one was approved by York County in August 2017 and the development plan for phase two was approved in June 2018, according to county documents.

Ryan Homes, the site’s developer, has started to prepare homes for sale by putting a description and rendering photos on their website, listing the homes as “coming soon.”

The housing development will have 182 detached homes and 418 apartments in The Marquis that start at around $270,000, according to Ryan Homes. The first phase details 50 single-family lots in the development and the second phase covers 58 more single family lots, according to county documents. Ryan Homes did not respond for comment.

The location will offer new two-story single-family homes that are within a short distance from the Marquis Shopping Center.

Home buyers will be able to choose between three- to five-bedroom homes up to 2,134 square feet, according to the Ryan Homes website.

The first approved phase entails the addition of two cul-de-sac streets off the Marquis Parkway for the south pod section of the development.

Through that portion of the development, there will be the construction of a storm water drainage system, water distribution systems and a sanitary sewer system. Phase one will cover 12.1531 acres.

Phase two entails adding three cul-de-sac streets and two stub streets off the Marquis Parkway. This will also include the addition of a storm water drainage system, water distribution system and sanitary sewer extensions. This portion of the development will cover 28.012 acres.

That area of land is currently mainly wooded and undeveloped but nearby is a Target, Best Buy, Kohl’s and a building previously occupied by JCPenney.
