Hodges Cove will soon be home to 13 waterfront lots, which will be privately marketed by Realtor Greg Garrett.
Garrett acquired the 23-acre abandoned farm on Ship Point Road off of Link Road in 2006 and has been in the planning stages to split it into waterfront lots for several years.
“It’s one of the nicest areas of York County,” Garrett said, calling the Little Harbor neighborhood — as it is named in preliminary design plans submitted to the county’s department of development services — a “bay-friendly community,” according to the design plans.
Garrett said the first phase of the subdivision — consisting of 8.85 acres split into four estate lots — will be ready for the market in the next two months, with houses move-in ready within a year.
The second phase will contain nine houses on 10.7 acres with a multi-purpose playing field, two open space areas, a private area for RV and boat storage and a walking path that runs along Ship Point Road.
Construction is expected to begin on those houses after the houses in the first phase have been completed.
Garrett said buyers can choose between eight approved local builders and will be able to custom-design their homes, which will be priced between $700,000 and $1.7 million.
Each of the 13 properties will have direct private access to the waterfront, and homeowners can build a dock if they like, Garrett said.
